The problem
Two kinds of document review slow developers down. Every booked unit needs an agreement for sale that matches the booking form, cost sheet and RERA registration exactly. Every land parcel needs a title chain pieced together from sale deeds, mutation entries, encumbrance certificates and revenue records, often decades old and in Hindi or a regional language.
Unit data typed into templates
Carpet area, unit number, parking, payment plan and possession date are re-keyed into each agreement, and one wrong digit becomes a dispute at possession.
Drift from the prescribed format
State rules prescribe an agreement-for-sale format, and clauses edited for one buyer quietly carry into other agreements.
Title chains spread across decades
Link deeds, inheritance documents, partition deeds and land-use conversion orders sit in different bundles, so a missing link or an unregistered power of attorney is found late.
Names and survey numbers that do not line up
Spelling variations in owners' names, khasra or survey numbers changed after consolidation and area differences between deeds and revenue records are easy to overlook.
What we build
We build two linked review flows. For agreements, the system reads each draft, extracts unit, price, payment plan, carpet area, possession date and key clauses, and compares them with the booking form, cost sheet, RERA registration details and your approved clause library. For land, it reads deeds, mutation entries, encumbrance certificates and revenue extracts, including Hindi and regional-language scans, and builds a dated chain of title showing who held which survey number and when. Gaps, mismatches and encumbrances are listed with page references. Your documentation team and advocate review the flags; the system never issues a title opinion.
- Field-level comparison of agreements for sale with booking forms, cost sheets and RERA project details
- Clause comparison against your approved template, highlighting additions, deletions and edited wording
- OCR and extraction for sale, gift and partition deeds, mutation entries and encumbrance certificates in English, Hindi and regional languages
- Chronological title chain per survey or khasra number with parties, dates, areas and registration details
- Flags for missing links, name and area mismatches, live mortgages or charges and pending mutations
- Review report with every flag linked to its source page
How it works
- 01Upload the document setThe documentation team uploads an agreement batch with booking data, or the legal team uploads a land bundle for a parcel.
- 02Classify and readEach document is classified and read with OCR suited to scanned stamp paper, handwriting and regional scripts.
- 03Extract parties, property and termsParties, survey numbers, areas, consideration, dates, registration numbers and key clauses are extracted with confidence scores.
- 04Compare and build the chainAgreements are compared with booking data and the template; land documents are ordered into a title chain per parcel.
- 05Flag gaps and mismatchesMissing links, mismatched names or areas, encumbrances and clause deviations are listed, and uncertain readings are marked for checking.
- 06Legal reviewThe documentation team or advocate reviews each flag against the source page and records a decision.
- 07Issue the review packThe review report and corrected data go back to the drafting team or into the title search report prepared by counsel.

Where people stay in control
The documentation team approves every agreement correction, and the advocate reviews every title flag and writes the title opinion. The system prepares the chain and the flags; it does not judge whether title is clear and marketable.
Integrations
- Real estate CRM or ERP holding bookings and cost sheets
- Document management system or shared drive
- Agreement drafting templates in Word
- Email for review hand-offs
- Copies of records retrieved from state registration and land record portals
Guardrails
- No legal opinion or title certification is generated
- Every extracted party, area and date links to its source page
- Low-confidence readings of handwritten or regional-language text are marked, not guessed
- Documents stay in your storage with role-based access for legal staff
- Template changes are versioned so comparisons always use the approved clause set
Compliance notes
- Agreements are checked against the format prescribed under your state's RERA rules, as configured with your legal team.
- Buyer identity documents are handled with masked Aadhaar and retention limits under the DPDP Act 2023.

- Reviewer time with the report versus without it, on a sample.
FAQs
01Can it read old Hindi or regional-language deeds?
It handles typed and clearly scanned Hindi, Marathi, Gujarati and other common scripts, and many handwritten entries in revenue records. Faded or heavily handwritten pages are marked low confidence for a person to read. The pilot reports accuracy separately for these pages.
02Does it replace our advocate's title search?
No. It organises documents into a chain and lists gaps and encumbrances so the advocate starts from a structured file. The title opinion and any search at the sub-registrar's office stay with counsel.
03How does it know our agreement format?
We load your approved template and the format prescribed under your state's RERA rules, as your legal team confirms them. Comparisons run against that versioned clause set, and you can approve variations per project.
04Is buyer data kept safe?
Documents stay in your cloud account or an India region, access is limited to named legal and documentation staff, and identity numbers are masked in logs. We use models that do not train on your data.
